  • INMEDIATAMENTE al recibir su ORDEN de venta corta, vamos a ordenar una búsqueda e Investigación completa de título y Agrava menes y emitir una OPINION de título de su propiedad – incluso si UDS. no se han comprometido ni obtenido ningún contrato. Además, actualizaremos esta búsqueda periódicamente para asegurarse de que estamos completamente conscientes de problemas nuevos que podrían afectar la venta corta – antes de que incluso es aprobado.
  • Contactaremos a todos los prestamistas y titulares de lien para advertirles de la venta corta, obtener recompensas y solicitud para ralentizar o poner fin al procedimiento de colección – FORECLOSURE – o CUALQUIER ejecución hipotecaria.

  • Finalmente, vamos a cerrar la transacción localmente en cualquier localización la cual deberá de ser la más conveniente para todas las partes involucradas.

Realizamos todos estos servicios en nombre del vendedor, como parte de nuestros servicios de TÍTULO Y CIERRE, sin costo adicional o cuota alguna. Como se acostumbra, las comisiones de la Inmobiliaria se pagan al cierre, de los ingresos del Prestamista, asimismo nuestro título honorarios de servicio y cierre son pagados al cierre del producto del Prestamista. IN AAA PROFESSIONAL PROPERTY MANAGEMENT & REALTY, LLC., Our property MANAGEMENT, BPO’S &  SHORT SALE SYSTEM are placed at your service and order.  Title service is FREE for the Short Sale Processing services FEE than that we provide for Home sellers involved and willing to go into short sale transactions without being referred by this ADD. The majority of our business currently is mostly BPO’s and short sale related. We do however provide title services for both short sale and non short sale transaction. Each side of the transaction will pay their own closing cost,

Accordingly to recommendations of HUD-1.

The BPO & the SHORT SALE part of the Seller will be paid by the Short Selling Bank.

There is a tremendous amount of work needed – and a lot of ‘moving parts’ to manage – in order to ensure that a Short Sale will close successfully and without any last minute disasters. We have developed an end to end process that begins when a home seller lists their home for sale, all the way through the successful closing. Unlike the vast majority of providers who will only provide an estimated HUD statement for the lender, and wait for lenders to approve a short sale before actually engaging in any title work, AAA PROFESSIONAL PROPERTY MANAGEMENT & REALTY, LLC.  and Mr. LEANDRO O. LEAL PA instead will

  • Immediately upon receipt of your short sale order, we will order a     complete title and lien search and issue a title commitment for the     property – even if no contract has been obtained. We will furthermore     update this search periodically to ensure that we are completely aware of     any new issues that could affect the short sale – before it is even     approved.
  • Contact all lenders and lien     holders to advise them of the short sale, obtain payoffs and request to     slow down or terminate collection and/or foreclosure proceedings.
  • Work with the Seller to gather     all documents that are required for each particular lender so we can     submit a comprehensive and complete ‘short sale package’ to each Lender     once a contract has been obtained.
  • When a contract has been     secured we present an un-matched and extremely comprehensive short sale     package to each lender and get to work on obtaining the lender’s short     sale approval.
  • During the entire process, we     will follow up with each lender at least once per week – more often if     needed – and communicate with buyers, sellers, and agents at least once a     week to keep all parties completely informed and updated.
  • Once lender approval has been     obtained we will obtain the Seller’s FTC/MARS acceptance and notify all     parties of the successful approval
  • Finally, we will close the transaction     locally at whatever location is most convenient for the parties.

We perform all of these services on behalf of the Seller, as part of our Title and Closing Services, at no additional cost or fee whatsoever. Very much like the REALTOR’s commissions are paid at closing, from the lender’s proceeds, likewise our title service/closing fees are paid at closing from the lender’s proceeds. There will never be any additional charges to the Seller, Buyer or any of the Agents for our services, and we only get paid if and when the transaction closes.

En su discurso en el Memorial de veteranos de Vietnam en Washington D.C., Presidente Barack Obama hizo algo más que solamente marcar el famoso Memorial Day; El comenzó con la conmemoración del 50ª  aniversario de ese conflicto y de aquellos SOLDADOS que sirvieron en una de las guerras más largas de América.
Hace cincuenta años, las fuerzas estadounidenses intensificaron las operaciones en Vietnam. Durante el conflicto, más de tres millones de estadounidenses sirvieron en la guerra de Vietnam, y más de 58.000 patriotas estadounidenses dieron sus vidas. Y cuando LAS  FUERZAS AMERICANAS volvieron a casa, MUCHOS DE ELLOS nunca recibieron LA BIENVENIDA DE HEROES que bien se lo merecian.
