Immediately upon receipt of your short sale order, we will order a complete title and lien search and issue a title commitment for the property – even if no contract has been obtained. We will furthermore update this search periodically to ensure that we are completely aware of any new issues that could affect the short sale – before it is even approved.
Contact all lenders and lien holders to advise them of the short sale, obtain payoffs and request to slow down or terminate collection and/or foreclosure proceedings.
Work with the Seller to gather all documents that are required for each particular lender so we can submit a comprehensive and complete ‘short sale package’ to each Lender once a contract has been obtained.
When a contract has been secured we present an un-matched and extremely comprehensive short sale package to each lender and get to work on obtaining the lender’s short sale approval.
During the entire process, we will follow up with each lender at least once per week – more often if needed – and communicate with buyers, sellers, and agents at least once a week to keep all parties completely informed and updated.
Once lender approval has been obtained we will obtain the Seller’s FTC/MARS acceptance and notify all parties of the successful approval
Finally, we will close the transaction locally at whatever location is most convenient for the parties.
